Lagos gives final ultimatum to estates operating without approved layout plans

The Lagos State Government has issued a final warning to estate developers operating without approved layout plans, giving them one week to regularize their documents or face sanctions. 

The Commissioner for Physical Planning and Urban Development, Dr Oluyinka Olumide, announced the directive during a recent sensitization exercise across the Eti-Osa corridor, where several non-compliant estates were reminded of the need to meet planning regulations. 

He said the grace period earlier granted to flagged estates had expired, stressing that the government would no longer overlook violations that disrupt orderly urban development.

Olumide noted that despite repeated reminders, many developers continued to subdivide land, sell plots and begin construction without the proper layout approvals. 

He warned that after the one-week deadline, the state would impose penalties ranging from substantial fines to demolition, depending on the severity of each infraction.

The Commissioner advised residents and prospective property buyers to always verify the planning status of estates before committing funds, saying due diligence could prevent serious financial loss. 

The Government reiterated its commitment to enforcing planning laws to protect the environment and support sustainable development across the state.

Lagos had earlier identified 176 illegal estates in areas including Eti-Osa, Ajah, Ibeju-Lekki and Epe, giving them 21 days to process their layout approvals. Developers were also urged to register with LASRERA as part of wider efforts to regulate estate development amid the state’s rapid urban expansion.
